    Dear Sir,

    I invested in a flat of price 55 lakhs (Chennai) in the year 2007. I used 15 lakhs of my money and floated a loan of 40 lakhs for 15 years. I now have only two more years of EMI to pay. This was a flat for investment. I now realize that I have ended up paying 85 lakhs in repayment of this loan. The flat fetches me only 15k per month as rent. It is now valued at around 85-90 lacs and has stayed at that price for more than 4-5 years now. After listening to your talks, I realized that I am getting less than 2.5% of the value of the property as rent while I will earn 4.5% even on an FD.

    When I calculated, there is 0 capital gains, so perhaps no capital gains tax liability. So, I am now thinking of selling it and investing the 85 lakhs for the future of my young kids. Sir, can you pls tell me if that is the right thing to do. Would I be making the right decision by selling it?

    I currently live in my own flat (Bangalore) bought in 2012.
